Viewings can be arranged at times to suit you. You will be accompanied by an
experienced advisor who will answer any questions you may have.
Applying for a property
Once you have decided on a property you will need to complete a tenant application form and return it with your holding deposit. On receipt we will profile your application with the landlord. If the landlord declines to grant you a tenancy for any reason the holding deposit will be returned to you. However, the holding deposit can be retained in four circumstances:
- If the tenant fails the Right to Rent checks regardless of when the deposit was accepted.
- If the tenant provides false or misleading information to the landlord or letting agent, which the landlord is reasonably entitled to consider in deciding whether to grant a tenancy because this materially affects their suitability to rent the property.
- If the tenant notifies the landlord or letting agent before the deadline for agreement that they have decided not to enter into the tenancy agreement.
- If the tenant fails to take all reasonable steps to enter into a tenancy agreement.
We will require satisfactory references from your employer, previous or current landlord and may require sight of bank statements and payslips. In accordance with current legislation we will also require identification and proof of current address.
Rents are normally quoted per calendar month, and payable monthly in advance. The tenant is responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order and there may be a charge for late payment.
Where the annual rent on the tenancy is under £50,000 the maximum tenancy deposit is five weeks rent. Where the annual aggregate rent is over £50,000 the maximum tenancy deposit is six weeks.
All of our properties are non-smoking.
