Guide for Tenants
| Viewings Viewings can be arranged at times to suit you, where you will be accompanied by an experienced advisor who will answer any questions you may have. |

| Reserving the property Once you have decided on a property you will need to complete a Tenant Application Form (which can be downloaded from our website) and return to us with your referencing fees of £80 plus vat (£96) per tenant. On receipt we will reserve the property to you. If the landlord declines to grant you a tenancy for any reason the referencing fees will be refunded. However if you decide not to proceed, or you fail to provide complete and accurate information on your application form which results in your application being declined the fees will be forfeited and used to cover the cost of referencing. |

| References We will require satisfactory references from your employer, previous or current landlord and a personal reference and will require sight of bank statements and payslips. |

| Tenancy Set Up Fees A Tenancy Set Up Fee of £120 plus vat (£144) is payable on the day you move into your new home to cover the costs of creating the tenancy agreement and inventory, collecting and lodging your deposit and completing the necessary administration associated with a new tenancy. |

| Rents Rents are normally quoted per calendar month, and payable monthly in advance. The tenant is responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order and there may be a charge for late payment. |

| Security Deposit / Bond A security deposit of a minimum of one month's rental plus £100 will be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations and lodged with our scheme provider The Dispute Service. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent. |

| Pets Pets are accepted in some properties at the discretion of the owner. If pets are permitted an increased security deposit may be required. |

| Smoking Smokers are accepted in some properties at the discretion of the owner. If permitted an increased security deposit may be required. |
