Marketing

All our properties are advertised to give the maximum exposure to prospective tenants. We use all the major property portals including Rightmove, Find-a- Property and Zoopla. We have close links with the Ministry of Defense and the NHS to market our rental properties to their staff at Derifford hospital. We also have excellent contacts with various company personnel departments, and in addition have an extensive list of qualified tenants urgently looking to rent.

Letting Services

We offer a Fully Management or Let Only service, details are as follows. Please contact us for our latest fees as you may be able to take advantage of any current promotional offer. We also offer discounts to landlords who have several properties.

Fully Managed

This is our most popular service, ideal for landlords who are either not local, or do not want to deal with the day to day issues of managing rental property and tenants and includes the following:

  • Visiting the property, and providing a rental valuation and any other advice which you may require about letting your property.
  • Advising you on compliance with the various safety regulations.
  • We will supply and erect To Let board where permitted.
  • Your property will be advertised on all of the major property portals including Rightmove, Find-a-Property and Zoopla We also have excellent contacts with various company personnel departments, and furthermore have an extensive list of tenants actively looking for properties.
  • We will accompany tenant applicants to view your property.
  • Obtain and evaluate references and credit checks.
  • Prepare a suitable tenancy agreement and arrange signature by the tenant.
  • Collecting a tenancy deposit which will be treated in accordance with current legislation.
  • Preparing an inventory and schedule of condition.
  • Checking the tenant into the property and agreeing the inventory.
  • Supervising the transfer of gas, electricity, water and council tax into the tenant's name.
  • Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management systems.
  • If required paying regular outgoings for you from rental payments.
  • Inspecting the property periodically, and reporting any problems to you.
  • Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.
  • Keeping in touch with your tenant on a routine basis.
  • Checking tenants out at the end of tenancy as required, re letting and continuing the process with the minimum of vacant periods to ensure that you receive the maximum return from your property.

Let Only

This service is for landlords who want to take over the day to day management of their property once a tenant has moved in. Our Service includes the following:

  • Visiting the property, and providing a rental valuation and any other advice which you may require about letting your property.

  • Collecting a tenancy deposit on your behalf which must be treated in accordance with current legislation by you.
  • Preparing an inventory and schedule of condition.
  • Checking the tenant into the property and agreeing the inventory.
  • Supervising the transfer of gas, electricity, water and council tax into the tenant's name.
  • Collecting the first months rent and deducting our fees as agreed.
  • Passing all documentation to you before closing our file.

Pre-purchase guidance Post-purchase refurbishment

From minor works to complete refurbishment, we are able to assist in the process of preparing the property for letting in a variety of ways, including the arranging and supervising of redecoration and repairs, carpeting, curtaining and furnishings.
